In some instances a traditional full appraisal is not necessary to obtain a value estimate. I have a cost saving product which provides a desktop appraisal (no inspection) where these cases will work and where sufficient information can be provided to me to assist in completing the report. Situations where this might be a better alternative include pre listing value report (you don't need me to come take photos and go into detail descriptions since you already know what your house consists of) Or multi owners where one or more wish to buy the other out, and many other reasons where this might work. For most real estate appraisal purposes the appraisal process includes an interior and exterior inspection which will include measuring and sketching the property, taking photos of the exterior and photos of the interior including all rooms and any unique features the property holds. I will be taking notes along the way to include in the report and appreciate any information you have to provide. For mortgage related appraisals you will need to have the water heater double strapped as well as CO detector and Smoke detector installed. After the inspection a report is completed to estimate the value based on the inspection and recent comparables in the area after adjusting for differences in impovements, quality and condition and other attributes such as views and site utility.
